Grunderwerbsteuer: 3,5-6,5% (je Bundesland). Notar + Grundbuch: ~2%. Makler: 3-7% (haeufig 50/50 geteilt seit 2020). Gesamte Nebenkosten: 8-15% des Kaufpreises. Bei 400.000 €: 32.000-60.000 € Nebenkosten — nicht finanzierbar, muss aus Eigenkapital kommen!

Nach Bundesland

Bayern/Sachsen: 3,5% GrESt (guenstigste). NRW/Schleswig-Holstein: 6,5% (teuerste). Differenz bei 400.000 €: 12.000 € — ein signifikanter Faktor bei der Standortwahl.
