Brut vs Net

Brut = loyers annuels ÷ prix d'achat × 100. Net = (loyers - charges) ÷ prix × 100. Un bien de 150 000 € loué 700 €/mois : brut = 8 400 ÷ 150 000 = 5,6%. Net (après taxe foncière, charges, assurance, vacance) : ~3,5-4%. Le rendement net est le chiffre réel — le brut exagère toujours.

Repères en France

Paris : 2-4% brut. Grandes villes : 4-6%. Villes moyennes : 6-9%. Plus de 8% brut : investiguez pourquoi — ça peut indiquer des risques. Le rendement net-net (après impôts) est le seul qui compte vraiment — et il dépend de votre régime fiscal (micro-foncier, réel, LMNP).
